Approx 7 acres of beautiful woodland on the banks of the Annapolis River, just 10 mins from the historic port of Annapolis Royal with it’s fortress and shops.
The land, around three-quarters of a mile long, is in two parts, separated by a former railway track, now a Nature Trail. Three acres lie on the waterside and the remaining four acres on the road side.
Many opens for commercial opportunities. The Dept. of Highways has put a guard rail along two-thirds of the frontage, which stops any traffic on the property. Tests have been done for drainage purposes and a building permit can be obtained. There is also an approved entrance off highway 201 plus the possibility of purchasing adjoining land and power & phone are readily available all along the whole ¾ mile roadside.
Stunning panoramic 180 degrees views can be enjoyed from the land across the valley floor, the river and farms, to the mountains that divide the Valley from the Bay of Fundy. Part wooded, there are firs and also wild apple trees .
The waters at this point are salt but become fresh the further upstream one goes. The fishing is excellent - sea trout, bass, flounder, perch, eels and smelt (year round).
Distance wise, the property is 2 hours from Halifax International Airport (6 hours flight to UK), 30 mins from Digby and the Ferry to New Brunswick, and one and a half hours from Yarmouth and the Seacat Ferry to Maine USA (under 3 hrs crossing).
